§ 30-80. Uses.

  • In Residential District R-1, structures to be erected or land to be used shall be for one or more of the following uses:

    (1)

    Home gardens.

    (2)

    Single-family dwellings; conventional, site-built, or modular single unit construction only.

    (3)

    Convalescent home, nursing home or home for the aged, with a special exception and use permit.

    (4)

    Family care home, foster home, or group home, with a special exception and use permit.

    (5)

    Schools, public and private.

    (6)

    Churches and other religious institutions, including parish houses and parsonages.

    (7)

    Parks and playgrounds.

    (8)

    Home occupations as defined, with a special exception and use permit.

    (9)

    Off-street parking as required by this chapter.

    (10)

    Accessory uses and structures permitted as defined; however, garages or other accessory structures such as carports, porches, and stoops attached to the main building shall be considered part of the main building. No accessory use or structure may be closer than three feet to any property line.

    (11)

    Public utilities. Poles, distribution lines, distribution transformers, pipes, meters and other facilities necessary for the provision and maintenance of public utilities, including.

    (12)

    Water and sewerage facilities, telephone lines, booths and other communication facilities, and street lighting. Transmission lines, transmission towers, and electrical substations are not deemed necessary facilities under this section, and these require a special exception and use permit.

    (13)

    Signage as provided for in this chapter.

    (14)

    Yard sales and garage sales for the disposal of personal property.

    (15)

    Nursery schools, kindergartens, child care centers, day nursery or day care centers.

    (16)

    Agriculture, with a special exception and use permit.

    (17)

    High speed voice and data communication hub. Minimum 50-foot by 50-foot lot size. The zoning administrator may require adjustments to the site plan where needed to meet the intent of this section, or waive certain requirements where necessary to facilitate placement with the approval of town council.
